MAGASI Is Helping Build Nearly 700 Affordable Homes in Miami-Dade
Annie Coleman Phase I, 2479 NW 50th Street, Miami. Rendering by Reprtwär; design subject to change.
Miami-Dade County selected MAGASI and Redwood Dev Co to redevelop three public housing sites under HUD’s Rental Assistance Demonstration (RAD) program. Together, these projects will deliver nearly 700 new affordable homes. MAGASI is co-developer on all three and will manage the properties once they open.
On September 30, 2026, we presented Phase I of Annie Coleman to the families who live there today. It’s a strong example of how we work.
Three sites, one partnership
| Site | What we’re building |
|---|---|
| Annie Coleman 14 | 287 apartments, for-sale townhomes and ground-floor retail, replacing 73 public housing homes |
| Gwen Cherry 07 | 150 apartments for seniors aged 62 and older |
| Lemon City | 260 affordable apartments |
The projects are financed with low-income housing tax credits (LIHTC) and RAD Project-Based Vouchers, on 99-year ground leases with the County.

What MAGASI brings to a project
- Development and operations under one roof. We co-develop the project and then manage it, so long-term operations shape decisions from day one.
- Experience with complex financing. LIHTC, RAD vouchers, County ground leases and mixed-income rent structures.
- Residents come first. We meet with residents early and work alongside relocation partners, so families understand their right to return and what comes next.
- Homeownership built in. Annie Coleman pairs affordable rentals with for-sale townhomes, supported by County down payment and homebuyer loans.
- Community commitments. Contracting opportunities for small, minority- and women-owned businesses, job training, and resident programs like after-school care and financial literacy workshops.
- Local reach. We manage multifamily, condominium associations and commercial properties across Miami-Dade, Broward and Palm Beach counties.
