North Gate is an adaptive reuse project transforming an existing 16,000 square foot commercial property located at 62nd and Biscayne Boulevard within Miami’s MiMo Historic District. The project takes its name from the Miami-Dade County subdivision located just west of Biscayne Boulevard, where it serves as a gateway marking the entrance to this historic neighborhood.

A significant portion of the property is a historically contributing structure built in 1938, originally serving as the publication house for “The Voice,” a Catholic newspaper. After sitting vacant and abandoned for six years with an unsafe structures violation, our team successfully rehabilitated the property, restoring it to its original historic splendor while adapting it for modern use.

ANNIE COLEMAN 14 DEVELOPMENT

In collaboration with Miami-Dade County, MAGASI is redeveloping a vital county-owned site, Annie Coleman 14, located at 2479 NW 50th Street in the heart of the historic Brownsville neighborhood. This transformative project will deliver 287 thoughtfully designed residential units, ranging from one to five bedrooms, and serving households earning between 30% and 120% of the Area Median Income (AMI).

The development will feature three modern 8-story residential buildings and a 6-story parking garage, ensuring both comfort and convenience for residents. A 4,800-square-foot community retail space will activate the streetscape, offering essential services and amenities to both residents and the surrounding neighborhood.

Additionally, the project includes 36 for-sale townhomes, expanding pathways to homeownership within the community. Construction is slated to begin in the third quarter of 2026, with funding provided through the U.S. Department of Housing and Urban Development’s Rental Assistance Demonstration (RAD) program.

This transformative public-private partnership between Miami-Dade County and MAGASI represents a critical investment in equitable housing and community revitalization, directly addressing the urgent affordable housing shortage that has reached crisis levels in our region.

LEMON CITY & GWEN CHERRY 07 DEVELOPMENT

MAGASI, in partnership with Miami-Dade County, is spearheading the redevelopment of two key county-owned sites—Lemon City and Gwen Cherry 07—located at 170 NE 67th Street and 150 NE 69th Street in Miami’s culturally rich and historic Little Haiti neighborhood. These projects mark a significant step forward in addressing the region’s urgent affordable housing crisis.

Together, the developments will introduce 310 new residential units, thoughtfully designed to accommodate households earning between 30% and 120% of the Area Median Income (AMI). The Lemon City site will feature a 14-story tower with 260 units and approximately 3,000 square feet of retail space, while Gwen Cherry 07 will include a 6-story building with 150 units and 9,000 square feet of retail, strategically positioned to activate NE 2nd Avenue and enhance neighborhood vibrancy.

With a combined investment of approximately $130 million, the projects are being financed through Low-Income Housing Tax Credits (LIHTC), bond financing, and developer equity. Construction is anticipated to begin in Q3 of 2026, following final approvals through the U.S. Department of Housing and Urban Development’s Rental Assistance Demonstration (RAD) program.
